Preparing a lake cottage for rental in Three Rivers, MI

Preparing an investment property like a lake cottage to bring in rental income is no small task! MI Home Staging Designed to Sell, LLC takes on bringing this small Clear Lake cottage in Three Rivers, MI to life with everything from furniture to kitchen essentials, bedding, décor and accessories in navy, white and neutral shades of beige and gray along with plenty of texture and natural fibers.

 

We brought in a high quality, tightly woven, rich navy colored 9x12 rug along with white sofa covers (original sofas, pictured above, recycled for a whole new life with steamed fitted sofa covers and plenty of new pillows).  Also upcycled, are some original wood end tables, sanded and distressed and paired with a set of lake inspired, wavy glass jug lamps and neutral linen lamp shades to warm up the space.  A large storage ottoman adds some much needed linen and supply storage.   

The master bedroom was a tight space occupied almost entirely by a queen sized mattress. By adding a luxurious feeling tufted gray linen headboard along with 2 small profile side tables, white diamond textured lamps and a petite 3 drawer dresser, we created a more cohesive and functional space. We carried our navy, white & neutral color scheme throughout the space with the bedding and pillows which were coupled with customized Clear Lake touches, warming up the space and leaving it feeling welcoming and ready to host guests for a relaxing weekend away.

The bonus space in the great room was transformed into additional sleeping space by adding this new, versatile pull out sofa with queen sized sleeper.  By bringing in a natural fiber jute rug and textured navy, white and neutral accessories, along with a storage ottoman full of linens, we created a beautiful and functional space while increasing the rental capacity for this investment property.

The second bedroom's bunk beds were transformed with layers of navy, white and gray bedding and pillows complete with whales and anchors. Coupled with nautically inspired lamps, dresser, side table and mirror, the space comes together to be an adorable space for little guests.   

The cottage came with an assortment of hand-me-down furniture and treasures, including this old, shabby cabinet. The property owner desired a mobile kitchen island, so rather than start over with something new, we up-cycled the cart with some paint, shelf liner paper and caster wheels to create some adorable and mobile extra storage and counter space.  This brings our navy, white and neutral color scheme straight through the small kitchen and brings plenty of character along with functionality.
